Middlesex Centre is taking another important step to support housing choice and community growth through updates to its Zoning By-law.
The updated Zoning By-law was approved in principle by Middlesex Centre Council on January 28, 2026, and is now force.
The by-law focuses on removing barriers that limit housing variety and enabling a broader range of housing types across our communities. This includes creating opportunities for “missing middle” housing such as duplexes, townhouses, fourplexes, and additional residential units, while supporting gentle density in existing neighbourhoods. The updates also create more flexibility for residents looking to build accessory structures like garages and sheds, reducing the need for minor variances that add time and cost to building projects.
One example is additional residential units (ARUs), which include small backyard suites or garden suites, basement units, or units in a converted garage. These units can provide options for extended family, aging in place, rental housing, or additional flexibility for homeowners, all within established neighbourhoods.
By allowing up to four residential units in fully serviced settlement areas and introducing more flexible zoning standards, Middlesex Centre is supporting housing options that better meet the needs of families, seniors, and people at different stages of life.
This work is supported by the federal Housing Accelerator Fund, administered by the Canada Mortgage and Housing Corporation, which helps municipalities modernize planning rules and accelerate housing supply in ways that reflect local community needs.
